11th Month Warranty Inspections

When you purchased your newly constructed home, chances are you entered into a secondary agreement with the builder, who offered you a 1-year warranty on all systems and components of the home. A warranty inspection is a comprehensive evaluation of the interior and exterior of your new home and its major systems and components. It’s conducted during the 11th month of your occupancy – before your builder’s warranty expires.

If any issues are located, you are then given the information necessary to compare against your warranty to see if you could have the builder repair the faulty system or defect. You’ll save money by having defective and hazardous items repaired as part of the warranty. These issues might be minor now but could cause more severe problems later. A warranty inspection is critical to finding defects in the home that might have happened during the homeownership process or were not seen before.

What’s Included in a Warranty Inspection?

Plumbing Systems: This includes bathrooms, toilets, tubs, faucets, laundry connections, water heaters, and exterior hoses. We will check for dripping and/or leaking.

Electrical Work: We will examine the electrical panel, sub-panel boxes, breakers, fuses, switches, and most outlets.

Garage: Check the garage door’s functionality, the water heater, the air handler (if located here), and any water damage.

Interior: We will check for gaps between walls and floors, uneven floors, and nails sticking out. We will also inspect windows, cabinets, ceilings, and all major appliances.

Major Appliances: We will check all major appliances, such as HVAC, ovens, ranges, microwaves, dishwashers, dryer vents, and garage door openers. Specific checks might include verifying that the oven doesn’t heat too quickly and that the dishwasher has no leaks.

Roofs & Gutters: We will check the roof during an inspection when it is accessible and safe. We will also check the attic if it is accessible. Certain exceptions include an extremely high/steep roof or if weather conditions pose dangers.

Foundation & Drainage: We will inspect the foundation and the drainage area around the foundation. We will look for cracks or potential draining problems.

Fireplaces & Decks: If your home has any fireplaces or decks, we will inspect them thoroughly. We will look for cracks, leaks, and any damaged or warped wood on the deck.

Each residential inspection is documented in a detailed inspection report, complete with high-quality images, detailed analysis, and recommendations. The report covers the condition of the home’s heating system; central air conditioning system; interior plumbing system; electrical system; roof, attic, and visible insulation; walls, ceilings, floors, windows, and doors; the foundation, basement, and all structural components. The inspection report is sent to you online shortly after the inspection is completed. Each report is mobile-friendly and can easily be copied and pasted if you need to share the information with anyone.
